Case #25-02-003 - Parks Huff for Ball Ground Business Park LLC *REQUESTED TO BE POSTPONED*

Applicant is requesting to rezone 69 +/- acres from OI (Office/ Institutional) and R80 (Estate Residential) to LI (Light Industrial).

Case #25-04-011 - Jamie Leigh Scott for Chris Gowin (BOC District 2)

Applicant is requesting to rezone 0.92 +/- acres from R-80 (Estate Residential) to R-40 (Single-Family Residential) and to rezone 1.12 +/- acres from R-80 (Estate Residential) to GC (General Commercial). The applicant is also requesting a Special Use Permit for used car sales. The applicant is also requesting a variance to Article 10, Table 10.1: Minimum Buffer Width Between Abutting Districts to eliminate the required 35-foot undisturbed zoning buffer along the interior property line between Tract 1 and 2 and to allow for 677.6 square feet of existing asphalt to encroach within the required 35-foot undisturbed zoning buffer.

Applicant is seeking to rezone 12.698 +/- acres from AG (General Agriculture), R80 (Estate Residential), and GC (General Commercial) to LI (Light Industrial) and GC (General Commercial) for commercial and industrial uses. Applicant is also seeking concurrent variances to Table 7.1A: Minimum District Development Standards to reduce the front setback along Ball Ground Hwy from 75' to 50'; a concurrent variance to Table 10.1: Minimum Buffer Width Between Abutting Districts to eliminate a portion of the required 30' zoning buffer when adjacent to GC (General Commercial) zoned property; to Article 10, Section 10.6-2, A, Disturbance or Encroachments to allow for the undisturbed zoning buffers to be disturbed and replanted; to the Cherokee County Development Standards, Standard Detail 210 to eliminate the required deceleration lane on both Faulkner Lane entrances; and to Cherokee County Development Ordinance, Section 4.07, B, to reduce the minimum intersection spacing from 250' to 234' for the entrance on Ball Ground Highway.

Applicant is seeking to rezone 14.108 +/- acres from AG (General Agriculture) to GC (General Commercial). Applicant is also seeking a concurrent variance to Article 10, Table 10.1: Minimum Buffer Width Between Abutting Districts to remove the 35' zoning buffer adjacent to AG zoned property along the eastern property line.

Applicant is requesting to rezone 38.1 +/- acres from GC (General Commercial) to LI (Light Industrial) for two warehouse buildings. The applicant is also seeking a concurrent variance to Article 16, Section 16.1.5, #8, Parking to reduce the minimum required parking from 742 to 287.

Case# 2025-R-01 Parks F. Huff for McKinley Homes (BOC Dist. 1)

Applicant is requesting to rezone 122.47 +/- acres from AG (General Agriculture) zoning to R-20 (Single-Family Residential) zoning for a 144 lot subdivision. Applicant is also requesting variances to Ball Ground Code Sec. 107-9 (a) (1) and (2) for lots 3, 4, and 5 for encroachments into the City’s 50’ undisturbed stream buffer and for impervious surfaces within the City’s 75’ stream buffer and a variance from Sec. 107-9 (a) (2) for lots 14 and 15.
